What kind of pets do you allow? Do you permit exotic pets?

Domestic cats, dogs with certain breed restrictions but no weight limitations. Breed restrictions for dogs include: Chow-Chow, Rottweiler, American Pit Bull Terrier, American Staffordshire Terrier, Bull Terrier, Staffordshire Terrier, and American Bulldog. Exotic pets are restricted.

How many pets may I have?

2 pet max per apartment home.

Are there any deposits, special fees, or monthly charges to have a pet?

A one-time non-refundable pet fee of $400 for one pet. Additional $200 pet fee if two pets. $45 monthly pet rent per pet (same for cat & dog) applies.

What must I bring with me to tour an apartment?

A photo ID and check book in case you decide to go forward with reservation of an apartment home.

What are your fees and monthly charges?

$50 application fee, $350 Administrative fee, $200 security deposit minimum for 1 bedroom apartment, $250 security deposit minimum for 2 or 3 bedroom apartment. Monthly water, sewer, trash bill that ranges depending upon individual usage, and monthly gas and electric. Optional attached/detached garages $100/$125 and carport parking $75.

What are the income and credit qualifications?

Applicant must make 2.5x the monthly rate with a clear resident history, and no criminal/felony record. Cosigners must make 3x monthly rate to help qualify applicant.

What is acceptable “proof of income” to sign a lease?

No proof of income is required.

What happens if I qualify for an apartment, but my roommate does not?

In the instance your roommate does not qualify for the apartment, you may choose to qualify alone for the apartment, find a new roommate to be screened and/or if based off of credit score, you both could apply with a guarantor/co-signer to qualify for the apartment home.

Is my security deposit totally refundable?

The security deposit is refundable given the condition of the apartment once moved out. It is not completely refundable, as the final water/sewer and trash bill will be taken from the security deposit before it is refunded to the former resident.

If I get a job transfer, can I break the lease?

We require a 2 month termination fee to get out of contract and a minimum of 30 day written notice.

Can I change to a month-to-month lease plan after my first year?

All lease terms are set to automatically switch to month to month lease if notice isn’t received or renewal isn’t committed prior to lease expiration.

What utilities are included in my lease?

None are included.

How long is the term of the lease?

6-13 months.

Do you accept leases for short terms?

6 months is the shortest lease term option.

Am I required to have renter’s insurance?

Yes. $100,000 personal liability minimum.

Corporate applications are permitted based on approval.

If something needs to be repaired in my apartment, how do I report it?

Either by calling into the rental office or submitting a service request on the resident portal online.

When is my rent payment due?

1st of every month with a grace period until the 3rd.

What day of the month am I liable for a late charge?

15% late fee assessed on the 4th of the month.

Will you accept electronic payments from my bank?


Is there a place where I can pay my rent after office hours?

There is an overnight drop box.

There is a person who might be staying with me for a while, is that permitted by the lease?

If their “temporary stay” exceeds 3 months, they must be added to the lease agreement.

Do you have reserved parking?

Yes. $50 per month.

I have a motorcycle, where can I park it?

In a regular parking spot.

My children live with me in the summer; do I need to notify your office when they arrive?

They will need to be listed on the list as minor non lease holders.

Can I install my satellite dish at my apartment?

It must be installed directly on your balcony/patio (not on the roof, side, or front of the building) without causing damage to the property.

Do you have cable services?

Yes, Comcast.

Does the property have a fitness center?

24 hour fitness center.

Are gas grills permitted at your property?

We have 3 gas grills in the courtyard area. Individual grills are restricted.

Is there any additional storage space available at your property?

Yes. We have two different size storage units $25/$30 monthly. Available in the breezeway of each building.

Are residents permitted to paint their apartment?

Yes, but they must prime the apartment prior to vacating.

Will you accept my delivery packages for me?

Yes. We have package receiving.
